PLANNING AND ZONING

The goal of the Planning and Zoning Department is to ensure requirements that are set forth in the Comprehensive Plan for the City are met pursuant to the Goals, Objectives and Policies set forth in the Comprehensive Future Land Use Element adopted March 19, 1991.

 

>    To ensure future development in the City shall be guided by the availability of and efficient use of public facilities and services as well as site characteristics such as soil conditions and topography.

>    To make certain that all new development is consistent with the Future    Land Use Element.

>    Continue to work toward the elimination or reduction in size or  intensity of existing land uses and zoning designations which are not consistent with the Future Land Use Element.

 

>    Ensure the availability of suitable land for public facilities to support proposed development.

>    To protect natural and historic resources.

>    Promote innovative land development techniques.

>    Promote healthy economic growth.

>    Process Temporary Use Permits.

>    Review permit applications and occupational licenses for compliance with the Land Development Code.

>    Process applications and petitions for land use change, rezoning, special exceptions, and variances for review by the Planning Board/Board of Appeals and Adjustments.

>    Process applications for review by the Technical Review Committee, and Design Review Board.

>   Assist residents with planning and zoning questions.

        When the cost for advertising, publishing and mailing notices of public hearings exceeds the 

            established fee, or when a professional consultant is hired to advise the city on the
